Montclair and Piedmont Pines

People may live in the Oakland Hills, but those who reside in Montclair make the distinction, “I live in Montclair.” The area, including adjacent Piedmont Pines, remains the most exclusive of Oakland’s hill neighborhoods. Families move here for the schools. Many come for the woodsy environs. And then there are the panoramic Bay views!

Montclair proper and Piedmont Pines’ approximate boundaries are CA-13 (west), CA-24 (north), Skyline Boulevard (east), and Joaquin Miller Park (south).

The “Piedmont side of Montclair” lies across CA-13; it’s a smaller, flatter part of Montclair bounded by the Town of Piedmont, Park Boulevard, and Moraga Avenue.



“Oakland


Moderate to large single family homes dominate the area. They vary widely in architecture and age. Most were built in the 1920s and 30s or in the mid-century. However, the area surrounding Broadway Terrace was rebuilt after the 1991 Oakland Hills Fire, accounting for the newer construction there. Given the hilly terrain, streets are curvy and narrow…and homes usually sit on sloped lots. Level land and Bay views do command a premium.

The idyllic life awaits. Lush surroundings perfectly ensconce Montclair homes in privacy. Neighbors include deer and the occasional flock of wild turkey. Those living farther up the hill are nicely removed from the urban bustle…enjoying the views and cool mountain air.

Montclair Village, lying at the foot of the hills along Moraga Avenue, is where residents of the Oakland Hills and Piedmont go to shop and dine. Village Square is a smaller shopping center nearby. With over 200 merchants, the area is replete with gourmet eats, salons, boutiques, and professional services. It enjoys good foot traffic, especially during the Sunday farmers market. Diners have an assortment of choices, from cafes to bistros to family-friendly restaurants.

Good hiking is a stonesthrow away, with Redwood Regional Park at the top of the hill. Shepherd Canyon Park is more centralized and offers trails and ball fields. Picnic or cast your fishing rod at nearby Lake Temescal. Watch ducks at the Montclair Rec Center. Also, Chabot Space & Science Center is conveniently off Skyline—frequented by cyclers for the challenging hills. Down in Montclair Village, popular activities include the annual Holiday Stroll and bi-annual Fine Arts & Crafts Festival.

Children in Montclair attend either Thornhill or Montclair elementaries, while Joaquin Miller is the neighborhood elementary for Piedmont Pines. Montera is the area middle school. Skyline is the area public high school. Parents and guardians are advised to consult OUSD regarding attendance zones and enrollment.

API scores are viewable online at the CA Department of Education’s site. Generally, a school scoring in the 800’s is considered a “good school.” Scores in the 900’s are considered exceptionally high.

For nearby private schools, Head Royce is located in Lincoln Heights and offers K-12 programs. The College Preparatory School in Upper Rockridge is an elite, independent coed high school renown for academics and intimate class sizes.

Montclair residents can drive or ride AC Transit to reach BART. Rockridge station is the closest and can be 5 to 20 minutes away by car, depending on how far up the hill you live.

Commuters to San Francisco can take AC Transit’s express Transbay Lines for work. The CB and V lines have stops along Moraga Avenue by Montclair Village.

CA-13 runs along the foot of Montclair and Piedmont Pines, with ramps at Park Boulevard, Moraga, and Broadway Terrace. The CA-24 interchange is a convenient mile away for those heading to San Francsico or Walnut Creek.
